Just because a builder says they do "custom homes" doesn’t mean they really do. Many so-called custom builders offer a handful of pre-set floor plans with limited modifications. That’s not custom. That’s semi-custom at best.

A truly custom home is designed from scratch around your life: how you entertain, how your family flows through space, the views from your land, even how the morning sun enters your bedroom. It’s tailored from the ground up, not shoehorned into a mold.

 

 

SELECTIONS SHOULD START EARLY—NOT DURING CONSTRUCTION

One of the biggest sources of stress in homebuilding comes from rushed selections. You’re halfway through framing and suddenly being asked to choose all your plumbing fixtures and tile combinations within a week—or worse, being told the item you love is backordered for three months.

Excavation might sound simple—just dig and pour the foundation, right? Not quite. What lies beneath your lot can introduce massive unknowns: expansive soils, underground boulders, shallow bedrock, or poor drainage. These can all add time, cost, and complexity.

Some builders leave this part vague, simply marking excavation as a cost-plus allowance—and then pass the surprises onto you.
